North Lakeland Florida represents about 1/3 of the homes for sale if you define North Lakeland as north of Interstate 4. The zip codes there are 33809 and 33810. Those links will take you to home searches just in those specific zip codes.
The homes for sale that are available in North Lakeland are slightly less expensive than south of Interstate-4. Typically I refer to South Lakeland as the area south of Main Street which is just to the south of Interstate-4. Since most people interested in this area commute it makes very little difference. Thankfully even the people residing in the northernmost parts can be at the access ramps to I-4 in about 10 to 15 minutes if they use US-98.
Also most of the shopping for the residents in this area is located on US-98. The closer you get to the Interstate then the more shopping you will find. This includes Lakeland Square Mall and a lot of local restaurants.

Currently (February 2020) the median price of a home for sale is $249,900 which is quite a bit higher than the median price of a sold home in the last 60 days. The median selling price was under $200,000. As summer approaches not only the temperature heats up I guess the house market does also.
This area is a little over 2/3 of the housing market in Lakeland if you use the area south of the Interstate. Currently there are just over 450 homes for sale here. The primary zip codes area 33801, 33803, 33805, 33811,33812, 33813 and 33815. As above so below, those links will each provide you with homes specifically in those zip codes. The most commonly searched are 33803 and 33813.
Commuting is primarily done on 3 roads. US-98, FL-37 (Florida Ave South) and Polk Parkway which is a Toll Road. US-98 is the primary north to south route in Eastern Lakeland. FL-37 is on the west side of Lakeland and it too takes you north and south. Polk Parkway takes you around the south part of city to Interstate-4 both east and west and even goes by Lakeland Linder International Airport.
Lakeland is a large city and spread out. There are Publix Supermarkets and other shops and service providers normally within 5 minutes or so of every home. Most of the shopping is on Fl-37. Trust me it is the winner hands down. There are about 9 miles of restaurants, stores, service providers etc all up and down this road. It does flow a little slower but there are ways to get around it. A couple of the highlights in the South Lakeland Florida area are Lakeside Village on the corner of Polk Parkway and FL-37 and the Sams Club and Lowes Home Improvement on the corner of Lakeland Highlands and Polk Parkway.
There are more nice communities, more nice homes, more gated communities and more shopping in South Lakeland. That is reflected in the average price of a home in this portion of the city. Not there are not the same in North Lakeland but there are just more here.
Currently there are 454 houses for sale in South Lakeland. That is a lot of homes for sale. I am quite sure we can find what you are looking for. Those prices range from $30,000 to nearly $2,500,000. The median price of a home for sale is $240,000 if I include all 454 homes. That $240,00 buys you a 1,656 square foot home in Colony Park. The median price of a house that sold in the last 60 days was $199,500.
Homes for sale in Lakeland that are lakefront are not that numerous. Only around 45-55 are normally available but of course we do not have as many lakes as nearby Winter Haven. One thing we do have is some really nice lakefront homes for reasonable prices. Nearly half of the lakefront houses are less than $375,000. Those are very reasonable prices when you consider they are lakefront, not just lake view.
